Home Preparation
The residence opened, aired, set to temperature, and standing ready before you arrive.
01
My work centers on the oversight and care of private homes and estates. I manage day-to-day property needs, coordinate maintenance and projects, and maintain vendor relationships to ensure operations run smoothly and responsibly.
I serve as a consistent, discreet point of contact — focused on continuity, asset protection, and thoughtful stewardship of each property.
My mission is to protect, elevate, and thoughtfully manage the homes and estates entrusted to me. I approach each property with a long-term mindset — balancing stewardship, discretion, efficiency, and care — ensuring every decision serves the best interest of both the property and the family it represents.
I believe exceptional estate management goes beyond maintenance. It requires foresight, integrity, and an unwavering standard of excellence. My vision is always centered on sustainability, value preservation, and creating environments that operate seamlessly behind the scenes.
02
My work is management, in the full sense of the word. I oversee the day-to-day life of the property, coordinate and supervise the trades, manage budgets and vendor relationships, and keep the systems — water, solar, power, grounds, equipment — functioning quietly in the background. I understand this work from the ground up, moving easily between the details and the big picture, protecting both the property and the investment it represents. Sometimes the work is technical. Sometimes it is logistical. Often, it is leadership.
The whole property, held as a single responsibility. Oversight, vendors, budgets, and the quiet running of the home — managed by one accountable steward.
IIThe residence opened, warmed, and provisioned before you arrive. Deliveries received, vendors met, and every practical detail handled while you are away.
IIIThe small things watched well, every day. Inspection. Oversight. Adjustment. The quiet discipline that keeps a property thriving.
IVBehind every beautiful property is a quiet network of systems. Pumps, solar, power, drainage, equipment — the unseen pieces that keep everything functioning.
VGood management often means solving problems before they appear. A careful eye today prevents a larger repair tomorrow.
VIRenovations, restorations, and improvements carried from first sketch to final walkthrough — architects, trades, budgets, and timelines managed on your behalf.
One steward. One point of contact. Every responsibility handled.

For seasonal residents and absentee owners, the measure of good service is simple: the house is ready, and nothing has been left to chance.
The residence opened, aired, set to temperature, and standing ready before you arrive.
Groceries, essentials, and household supplies placed before arrival, to your standing list or the season’s request.
Trades and deliveries met, supervised, and seen out. You are never the keyholder of last resort.
Packages received, logged, and placed securely. Nothing left on a step, nothing unaccounted for.
A trusted local contact when weather, systems, or circumstance demand immediate attention.
Mail collected, the home checked, and the property quietly watched for as long as you are away.
04
Grounds, drives, and exterior care held to the estate’s standard: coordinated, scheduled, and checked.
Winter contracts arranged and supervised, and the property kept safe and passable through the season.
Batteries tended, storage managed, service scheduled. Ready when you want them, protected when you don’t.
A responsible local party for insurers, deliveries, neighbors, and anyone who needs the owner but shouldn’t call the owner.
Every property has its particulars. If it needs attention, it can be coordinated, overseen, or solved.
The service is shaped to the property, not the other way around.

Mark Stephens
Owner & Estate Manager
For many years, I worked as a boat captain, navigating vessels where precision, foresight, and responsibility were not optional — they were the standard.
I was born in San Diego into a Navy family and raised on Bainbridge Island, Washington, surrounded by evergreen forests and cold saltwater. The pull of sun and open water eventually carried me to Hawaii, where I found surfing — and where the ocean quietly set the course for everything that followed. I earned my captain’s seat at twenty-four, refined my craft at Seattle Maritime Academy, and was pursuing a captain’s position aboard private yachts when an unexpected opportunity arose on land — a different kind of vessel to steward. What I often call the “land yacht” became my next chapter.
Back on Maui, estate and property management felt like a natural evolution. For fifteen years I stewarded a vast estate in Kipahulu, Hawaiʻi, guiding raw land into a thriving botanical sanctuary. The scale changed, but the principles remained: protection of assets, operational excellence, thoughtful oversight, and hands-on leadership. From full property transformations and ground-up builds to landscape design, budgeting, vendor coordination, and long-term maintenance, I am present in every layer of the work.
To me, estate management is stewardship — ensuring that beauty, function, and value move in quiet harmony.

From the waters of Hawaii to the hills of New Hampshire
Surfing taught me patience, balance, and respect for forces larger than myself. In many ways, those same lessons guide how I care for the places and properties entrusted to me today.
The waters of Hawaii shaped how I work; today that same care serves homes and estates across the Upper Valley of New Hampshire and Vermont.

From first sketches to finished ground — a few of the projects managed from raw land to refined living, and the background that informs how I care for a property today.

From the first sketches to the final flourish, I guided every aspect of the project — meeting with architects and inspectors, overseeing the excavation and construction, directing the landscaping, and managing its ongoing care.
Ensuring every detail reflected the original vision.

This home began as open ground and shared imagination. A collaborative vision sketched across a blank landscape, shaped by dialogue, trust, and intention.
From the first clearing of earth to the final turn of a handle, I carried the project in full — overseeing design conversations, coordinating trades, managing timelines and budgets, and guiding every phase from raw land to refined living. Every decision was deliberate. Every detail considered. Every challenge met with resolve.
What stands now is more than a finished structure. It is the result of steady leadership, hands-on execution, and a deep respect for craft. A home drawn from the ground up — thoughtfully built, carefully managed, and brought fully to life.

For the past fifteen years, my stewardship of a vast estate in Kipahulu, Hawaiʻi has been an immersion in tropical abundance. What began as raw land in the deep, fertile tropics has evolved — season by season — into a thriving botanical sanctuary.
Cacao and soursop. Jaboticaba and sapote. Mango, guava, citrus, and countless others — each placed with intention. Each tree considered for canopy spread, root behavior, cross-pollination, long-term yield, and how it would contribute to the greater ecosystem.
This was never simply landscaping. It was cultivation in its truest sense — guiding raw land into a fruiting, botanical paradise. A living collection. A tropical orchard shaped by patience, knowledge, and a profound respect for the land.
